Dennis is an EE bachelor from the most prestigious University in Latin America and has worked with Intel Corporation for over 12 years. As the Lead Engineer and Director for Latin America, he has dealt with cutting edge technologies for business development. As our lead underwriter, he is adept at modeling financial scenarios that uncover deal strengths and weaknesses; striving to mitigate risks, he seeks to "kill" opportunities on paper before anything else.

With an entrepreneurial spirit and passion for real estate and finance, Bernie serves an executive role in building new businesses opportunities and driving results. His career began in Brazil, working for one of the largest regional mall developers and developed expertise in retail and commercial leasing, operations and insurance. Bernardo then relocated to the United States in 2019 with the goal of developing new long term business opportunities and connections in finance and real estate.

We never forget our #1 mission: improve the quality of life of our tenants. At this phase, our focus is on maximizing the property's potential. Our team of contractors and designers moves in on-site to deliver results on schedule. Rents are bumped up, occupancy is maximized, tenants are happy with their renovated property and a their new living experience. The asset is now on track to generate more cash flow and appreciate in value over the next few years...

At this point, it all comes down to daily management. An experienced management company is on top of finances and regular maintenance. But our own team of managers is visiting the premises to find ways to increase revenue and lower expenses. Maybe we should build a new gym, maybe it's time to replace some roofs. Are tenants happy with the overall experience? How is that translating to cash flow and ROI for our investors?

The property is now stabilized and has appreciated considerably. The managing partners have options on the table: maintain cash flow, refinance, or sell. Investors return their principal and will typically realize excellent profits. Our goal for every deal is a minimum of 8% Preferred Return, 15-20% IRR, and 1.6-2.2x Equity Multiplier.
An investment backed-up by a real asset has a great balance between risk and returns, offering both cash-flow and medium-term appreciation. Real estate will always have intrinsic value and considerable liquidity, even in uncertain times.
Economy of scale! With a large number of units and few layouts, rehabs and maintenance are greatly optimized. Increases in income and decreases in expense are multiplied across units, while vacancy impact is diluted. Long-term leases make the investment more stable and predictable.
